Not all real estate agents are the same. If you decide to seek the help of an agent when selling or buying your home, you need some good information before you make any moves.

Picking the right agent is one of those critical issues that can cost or save you thousands of dollars. There are very specific questions you should be asking to ensure that you get the best representation for your needs. Many agents would prefer that you don't ask these questions, because the knowledge you'll gain from their honest answers will give you a very good idea about what outcome you can expect from using this agent. And let's face it - in real estate, as in life - not all things are created equal.

Hiring a real estate agent is just like any hiring process - with you on the bosses side of the desk. It's critical that you make the right decision about who will handle what is probably the single largest financial investment you will ever make.

  • Do you work full-time or part-time as a real estate agent?

  • Is your license in good standing?
    You also can check with the state licensing agency if you're not certain of an agent's certification. Avoid working with an agent whose license is not in good standing.

    Real estate brokers have more stringent licensing requirements and responsibilities. Realtors are voluntary members of the National Association of Realtors trade group and abide by their code of ethics.

    Work with an experienced agent, especially if you are a first-time buyer.

  • If I choose to work with you, who will you represent in my transaction?
    Depending on the laws in your state, the agent representing you may legally be a subagent for the seller. Ask your agent how representation works in your area.

    An agent who specializes in the area that interests you is preferable.

    You want an agent who can give you as much time as you need. Keep in mind, however, that the busiest agents are often the most efficient.

    If you're still not sure about this agent, ask for this list so you can contact some clients yourself and ask them about their experience. This list should contain addresses, property types, names of sellers or buyers, sale dates and prices. If you're working with a buyer's broker, ask how many buyers he or she has represented in the past 12 months.
